Property Summary1 Sunnyhill Villas is one of a pair of substantial semi-detached Edwardian houses being offered for sale. Most recently used by a school as a family home, it underwent renovation approximately five years ago and offers enormous potential for extension and re-design, (with appropriate planning consents) to make an exceptional home with generous sized rooms and high ceilings and large windows. This house has a very good sense of light and space.
The current ground floor accommodation comprises a traditional entrance hall, two generous reception rooms with large characterful windows, an eat-in kitchen and rear lobby with pantry and loo. The first floor comprises three very large bedrooms, a bathroom and separate w/c and on the the top floor (with very good ceiling height) there are two further bedrooms, toilet and shower room.
Please note that in the photos number 1 is on the left. Number 2 is also for sale and if both properties were purchased, the resulting ten accommodation, set in an extensive plot, would offer significant potential for a variety of options.
Currently, a shared entrance gate leads into a large parking area to the front of the properties, this access will be altered with a new access to be formed for No 1, by the new owner via a track to the west. A large, secluded garden wraps around the house to the side and rear and backs onto a school playing field. Expansive lawns are divided by stone walling and enclosed by mature trees and shrubs. In the photos the additional land behind the house going up to the line of trees also comes with it and is defined along a straight line down from the centre of the two properties.
A brick outbuilding/studio is just behind the house.
Sunnyhill Villas are in one of the most desirable locations in Somerset, being a walkable distance from the centre of Bruton, but set on a quiet road in the village of Cole which lies in beautiful undulating countryside. Cole and Bruton link up at this point.
Bruton is a fashionable and popular town in the heart of the Somerset countryside. The town has several well-known restaurants, pubs and bars including “At the Chapel” and “The Roth Bar” at the world-renowned Hauser & Wirth Gallery. The town also has a doctors surgery, pharmacy, vet, post office, several mini supermarkets, fuel station and numerous independent shops.
There are excellent local independent schools including King’s School Bruton, Bruton School for Girls and also the state owned boarding school, Sexey's. Bruton has its own primary school and in close proximity are Millfield, Hazlegrove and All Hallows prep schools.
Cole is also only 5 minutes drive from the very pretty town of Castle Cary which has a mainline railway station and the new hotel and restaurant The Newt (https://thenewtinsomerset.com/). The small market town lies in the heart of the Somerset countryside. It has many independent businesses including shops, boutiques and galleries and at the weekly Tuesday market local producers gather to sell their wares including organic vegetables, artisan bread, cheese, meats and fish. New restaurants have recently opened as well as a wonderful delicatessen and independent wine shop. Other amenities include nursery, primary and secondary schools, health centre, dental practice, library, bank, post office, grocery stores, butcher, newsagent, chemist, pubs, restaurants and and tea shops.
Large supermarkets are located in Wincanton and Shepton Mallet which are both a short drive away. Gillingham (approx 20 mins away) has a Waitrose as does Sherborne (30 mins away). For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within about an hour’s drive. The A303 (6 miles) provides a direct route to London via the M3 and there is a mainline rail service from Bruton/Castle Cary to London Paddington (approx. 2 hours) and also the new train to Waterloo (Bruton). Airports in Bristol and Exeter offer connections within the UK, Europe and beyond.
Travelling north on the A359 towards Bruton take the left turn for Cole at the grass triangle by Sexeys School playing field. Continue down the lane for 200 yards and Sunnyhill Villas will be found on the right hand side.
