Property Summary

No 4 Mill Lane is a hidden gem in the heart of fashionable Bruton. Set back from the high street behind handsome double gates, this charming house is a haven of peace and tranquillity and offers complete privacy with immediate access on foot to all the significant amenities that Bruton has to offer.

The front door lies beneath a flourish of wisteria that adorns the South facing wall of the house and is arrived at via a pretty stone terrace. A small hall leads to a well-proportioned living room with an elegant Doulting Stone fireplace and double doors that open to directly to the garden. Beyond is a kitchen/dining area that features a gas fired two oven aga, a number of hand crafted kitchen units and quarry tiles underfoot. A small staircase leads to a spacious cellar that lies beneath the house whilst a handsome oak staircase rises to the first floor. Alongside this room is an additional kitchen equipped with all the usual amenities that include an integrated Neff dishwasher, waste disposal unit, gas hob and extractor fan. There is significant potential to combine these rooms into one kitchen/dining room and redesign it to maximise the available space. Off the smaller kitchen is a utility/laundry room with underfloor heating, larder cupboard, integrated fridge and freezer and also a cloakroom.

Upstairs is a primary bedroom suite (with dressing room and bathroom), two further bedrooms and a family bathroom. Glazed double windows from the main bedroom open to a charming Juliet balcony with a lovely view of the terraced garden. All the bedrooms are well presented.

The garden runs to the South of the house and is the jewel in the crown of this charming house. Seasoned stone steps lead to an attractive gravelled area framed by wonderful, well stocked herbaceous boarders – a copper beach tree overlooks a pretty pond, and a gazebo offers shade on a sunny day. At one end of the garden is a traditional potting shed and additional outhouses for garden storage. An enormous but discreet 66 sq. ft. internal double garage is accessed via a set of double gates and offers underground parking for at least two cars – whilst parking facilities in central Bruton come at a premium, there may be potential to convert this space into further accommodation given the relevant planning consents.

Bruton is a fashionable and popular town in the heart of the Somerset countryside. It has a very fine old church, Grade 1 listed alms-houses and is home to several well-known restaurants, pubs and bars including “Osip”, “At the Chapel” and “The Roth Bar” at the world-renowned Hauser & Wirth Gallery. The town also has a doctor’s surgery, pharmacy, vet, post office, several mini supermarkets, fuel station and numerous independent shops. Further local attractions include Stourhead House and gardens, The Newt gardens and spa hotel and Babington House. Good local independent schools include King’s School Bruton, Bruton School for Girls and also the state-owned boarding school - Sexeys. Bruton also has its own primary school and in close proximity are Millfield, Hazelgrove and All Hallows prep school.

For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within an hour’s drive. The A303 provides a direct route to London via the M3 and there is a mainline rail service from Bruton to London Paddington (approx. 2 hours) and also the new train to Waterloo. Air-ports in Bristol and Exeter offer connections within the UK, Europe and beyond.

From the bottom and East end of the High Street in Bruton (with Budgens on the left hand side) proceed up the hill about 200 metres. Turn right into Mill Lane and No 4 is almost immediately on the left hand side.
