Property Summary

This beautifully presented former Victorian School House is a real delight in the popular and sociable village of Henton, just a few miles from Wells. Beautifully light and bright with high ceilings and bi-fold doors leading to the pretty garden. A great house for entertaining – the type of house you can imagine having twenty people for drinks and spilling out into the garden.

This property has been fully renovated and refurbished to an exceptional standard by the current owners, it requires no further work and is ready for the next owners to move in. The house has high ceilings creating a sense of light and space with a lovely sunny south facing garden in this friendly and popular community minded village close to the ancient city of Wells.

The front door opens onto a spacious and useful entrance hall which in turn leads onto the large open plan and stylish living space, double doors to the elegant sitting room, dining area with its glass lantern and bifold doors opening on to the pretty terrace with steps leading up to the sunny garden. The kitchen is well planned with a walk in pantry room, space for a large range, doors to the utility area with boiler room and space for washing machine. There is also a downstairs loo tucked away under the stairs.

There are three good sized double bedrooms on the first floor, one with an ensuite shower room as well as a family bathroom on this floor. Stairs lead from the roomy landing to the second floor where you will find a further double bedroom under the eaves and views over the garden, that has the benefit of an sitting/dressing area as well as a further shower room.

The house benefits from ample parking at the top of the garden as well as a good sized shed and there is potential to build a garage/car port subject to planning permission. There is a large studio/summer house currently used as a workshop with power. The garden is well lit to make it a lovely space to entertain as well as lighting the way from the parking area at the top of the garden.

Henton is a thriving community with various societies and clubs in its recently rebuilt village hall and only 4 miles from Wells. The ancient city of Wells offers all the usual attractions of a market town with supermarkets including Waitrose, Morrisons, Tesco and Lidl, a cinema, and various restaurants including the award winning ‘Goodfellows’. The high street is vibrant with a small selection of the usual stores plus a variety of independent shops, restaurants and pubs as well as a twice weekly market. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close is "thought to be the oldest continuously inhabited street in Europe"

Wells is rich in culture; concerts are regularly performed in its cathedral and in the school's new concert hall; there are regular shows and comedy nights in the Little Theatre, there is a cinema with three screens and Strode College offers a further theatre. The Wells festivals are increasing in popularity each year - the Literary Festival is now held over two weeks and attracts big names, the Food Festival is well attended and there are regular Arts festivals.

Henton is also close to the very attractive village of Wedmore which has a village store, butcher, newsagent and chemist, gallery and two very good pubs.

Both Bath and Bristol are within commuting distance and there is a main line railway station with links to London in Castle Cary . Street and Glastonbury are 20 minutes away. Bristol airport is an easy 30-minute drive.
