This detached bungalow is tucked away on a hillside in a peaceful Somerset village, has enormous potential. It is in need of modernising and offers substantial scope for re-configuration and extension (subject to planning consents). The rooms are very generous, filled with natural light, and with lovely outlooks over the village and countryside. The front door opens into an entrance porch, and then into a large hall with all rooms set around this - two extremely spacious reception rooms, the kitchen, family bathroom and two bedrooms. The living room is triple aspect, with sliding doors opening to a south facing terrace, and a fireplace with a multi-fuel stove. The dining room is double aspect and enjoys hillside views. The kitchen has fitted units on one side and ample room on the other side for a table and chairs - and a door to the back garden. The two generous double bedrooms both have built-in wardrobes. In addition to the ground floor, there is a generous basement room with windows, a separate door to outside and a cloakroom - perfect as an office or games room. The large roof space has very generous head height, and two Velux windows providing natural light.
A driveway leads up to a parking area with space for several cars. There is a single garage with an up-and-over door and with power. The positioning of the garage offers ideal potential to extend into its footprint. Mature gardens surround the property, with lawns, shrubs and trees enclosed by hedging and lovely views of the surrounding hillsides.
Batcombe village is one of the most desirable in Somerset. It is the home of a bustling community - the village hall hosts cinema evenings, yoga/exercise classes and other events; the Three Horseshoes is a highly regarded gastro pub – and a new addition to the village is a fresh milk vending machine.
The fashionable town of Bruton is close by, with several well-known restaurants, pubs and bars including At the Chapel and The Roth Bar at the world-renowned Hauser & Wirth Gallery. An exciting addition to the high street is the restaurant Osip, recently opened and run by a Michelin starred chef. The town also has a doctors’ surgery, pharmacy, vet, library, post office, several mini supermarkets, fuel station and numerous independent shops. Bruton is only a 5 minute drive from the very pretty town of Castle Cary, which has a mainline railway station and the new hotel and restaurant The Newt (https://thenewtinsomerset.com/). The small market town lies in the heart of the Somerset countryside. It has many independent businesses including shops, boutiques and galleries and, at the weekly Tuesday market, local producers gather to sell their wares including organic vegetables, artisan bread, cheese, meats and fish. New restaurants have recently opened as well as a wonderful delicatessen, butcher and independent wine shop. Other amenities include nursery, primary and secondary schools, health centre, dental practice, library, post office, grocery stores, butcher, newsagent, chemist, pubs, restaurants and tea shops. Large supermarkets are located in Wincanton and Shepton Mallet which are both a short drive away. Gillingham (approx 20 mins away) has a Waitrose, as does Sherborne (30 mins away).
For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within about an hour’s drive. The A303 (6 miles) provides a direct route to London via the M3 and there is a mainline rail service from Bruton/Castle Cary to London Paddington (approx 2 hours) and also the new train to Waterloo (Bruton). Airports in Bristol and Exeter offer connections within the UK, Europe and beyond.
There are excellent local independent schools within walking distance - King’s School Bruton and Bruton School for Girls, also the state boarding school - Sexey's, which has received the highest performing 6th form award in Somerset. Bruton has its own primary school and, in close proximity, are Millfield, Hazlegrove and All Hallows prep schools.
