Property Summary

10 The Levels is a fabulous house that has been beautifully extended to create a spacious newly built 4 bedroom house, of brick construction with a slate roof in the quiet village for Meare.

The house is approached via a paved path to the front door flanked by lawn and with well planted beds to either side and parking for several cars. On entering the house your eye is drawn to the kitchen/breakfast room and conservatory beyond with its fabulous dining space. Bifold doors open onto a large terrace area and the house benefits from a much larger than average garden to one side. The well proportioned sitting room has a cosy wood burner along with a second reception room currently used as a playroom, as well as a downstairs loo. There is also a large garage with useful utility area at the rear.

The cleverly extended first floor is light and bright with a great sense of space. The master bedroom has plenty of cupboards along with a dressing area and ensuite shower room, there are three further good sized double bedrooms, one with ensuite shower as well as a further family bathroom.

At the rear is a pretty enclosed sunny, and larger than average garden, which has the benefit of having power, light and water so has the potential to further develop should you wish. The garden is laid mainly to lawn with a paved area around the house, perfect for children to play in or for entertaining. There is ample parking to the front of the garage on the block paved drive as well as to the side.

The village of Meare has an historic 14th-century fish house which was once the abode of Glastonbury Abbey fishermen and along with the Manor Farmhouse, built at the same time, as the summer residence of the Abbots from Glastonbury Abbey, the area offers lots of historical interest. The famous Somerset Levels and nature reserves of Ham Wall are right on your doorstep.

Glastonbury is a town that is steeped in history going back to the legends of King Arthur. There was a Celtic monastery here in 500AD, which during the next 1000 years evolved into one of England’s wealthiest and influential Abbeys. The magnificent Glastonbury Abbey ruins and the famous Glastonbury Tor attract tourists to the town and so although small, it is a thriving town and it is well served by markets and a huge range of festivities. It is one of the few towns that has managed to shun many of the main chain stores whilst still providing all the necessary shops, restaurants, cafes, doctors, pharmacies, dentists, a wealth of clubs and sporting facilities and supermarkets.

Glastonbury is about 9 miles from Castle Cary Railway Station, which has mainline rail service from Castle Cary to London (Paddington) in circa 2 hours. Bristol and Exeter Airports are both within about 1 hour’s drive offering connections around the UK, Europe and to other destinations.

In nearby Street there are two swimming pools in Street, one to be found at the Sports Centre and the hugely popular outdoor Lido on the High Street with its lovely grassy areas for picnics. The Strode Theatre offers excellent live performances as well as films and exhibitions.

The ancient Cathedral city of Wells is only eight miles away and offers all the usual amenities of a thriving market town; twice weekly markets, plenty of coffee shops and restaurants, local supermarkets include Waitrose, Morrisons and Tesco. Wells has a thriving cultural scene with the concerts from the Cathedral School to regular art gallery events and the very well attended Wells Literature Festival and Food Festival. The popular village of Wedmore is approx. 6 miles away and a further drive away is the very fashionable small town of Bruton which has the very popular restaurant/coffee/bread shop called ‘At the Chapel’ and the world famous Hauser and Wirth Art Gallery.

The area is well positioned for schools with its own primary school in Meare itself as well as being with a short drive of Millfield prep and senior schools. Crispin Secondary School in Street as well as the well respected 6th form college, Strode College. Wells Cathedral School and the Blue School in Wells all within easy access.

Directions - BA6 9SE From Glastonbury take the Meare Road signposted to Meare, West Hay and Wedmore. The Levels can be found on the left hand side in the centre of the village and No 10 is located on the left hand side of this small development.
