Property Summary

Dating from the early 17c, North Wootton Vineyard is an enchanting family home set in an idyllic rural location. The farmhouse is Grade II listed and full of original features including exposed oak panelled walls, mullion windows and window seats, oak beams and an inglenook fireplace. An eclectic and extensive mix of pretty outbuildings sits alongside the main house and is currently used primarily for storage and garaging. There is great potential to develop these into holiday cottages or further accommodation subject to the relevant planning permissions.

An elegant drive runs from the road to the rear of the house through gardens mostly laid to lawn. A magnificent oak front door opens into the hall which in turn leads to three reception rooms; the drawing room, the dining/sitting room and the playroom. All these rooms feature traditional flagstone floors, wooden beams, recessed stone fireplaces, and all have beautiful views of the gardens. At the heart of the house and accessed from both the playroom and the dining room is the kitchen/breakfast room with fitted units, under-stairs pantry, wood beams and a four oven Aga. Adjoining this is a cloakroom and a generously proportioned utility room with wooden worktops, fitted cupboards and a tiled floor. A door leads outside to a large porch area.

On the first floor is the master bedroom with en suite bathroom, a family bathroom and two further bedrooms. Stairs from the landing lead up to two delightful and spacious “attic” bedrooms and a second bathroom. The high ceilings and exposed wooden beams give these rooms’ real character and charm.

The south facing house and outbuildings are surrounded by beautiful orchards, stunning lawns, vineyards and mature plants and trees which run towards 30 acres. The views of the nearby pastures and meadows are wonderful. A brook known as the Redlake runs along the boundary of the front lawn, and a post and rail fence separates the main garden from the pasture beyond. Situated next to the south facing lawns is the “Old Kitchen” now comprising of a garden store, garden room and tool store. There is also a secluded kitchen garden enclosed within a high hedge with raised beds and a vegetable garden. The small organic vineyard, Seyval Blanc is located north west of the house.

The magnificent outbuildings measure some 4500 square feet and mostly lie around a courtyard. The studio has exposed roof trusses and maple floors, and there is ample garaging and storage facilities as well as an office. These could be converted and redeveloped into some really attractive holiday cottages or additional accommodation for a guest wing, granny annex or further offices. There is a separate boiler house and oil tank that service all the outbuildings.

This is a very special location! The property lies close to the popular and very attractive village of North Wootton, an area of outstanding natural beauty.
