Property Summary

Overleigh Court is tucked away in a secret corner of Street accessed from a quiet wooded lane up a driveway. A perfect house for a family who would like the convenience of being just a few minutes from Millfield School.

This is a light filled very well-designed and well proportioned house that was built in recent years with excellent attention to detail.

First impressions are excellent with doors into a large light filled hall with an impressive oak staircase. Double doors lead into a very generous dual aspect reception room with wood burner and access into a stunning glass and oak garden room with doors to the garden. This is a fabulous house for entertaining.

There are two snug/study rooms for his and hers working spaces or for the children to have a separate area. In addition there is a good dining room with fireplace and a stone arch from the hallway leads through to the light filled mainly glazed large kitchen breakfast room with space for eating as well as plenty of room for sofas. The kitchen is a real heart of the home and has been well designed to include granite worktops, double fridge/freezer, large range oven with gas hob, wine fridge, polished ceramic floors, a circular end to a well thought out breakfast bar and a substantial island unit. Doors lead to the East and West decked terraces, again great for parties! In addition there is an excellent utility room with doors to the outside as well as a downstairs cloakroom.

The upstairs accommodation is equally as spacious. There are five bedrooms on the first floor, two with ensuite shower rooms (one ensuite has excellent wardrobes) as well as a spacious family bathroom with double shower, bath and twin basins. In addition there are two further bedrooms on the second floor, one with an ensuite shower room.

There is plenty of storage of all levels including under the stairs and the bedrooms along with a good sized airing cupboard.

The kitchen overlooks the garden with its water feature and lawned areas and direct access to a secret and secluded arboretum owned by Clarks and tucked away in this hidden part of Street, Overleigh Court along with two other houses have access to the arboretum along with a toddler group who occasionally visit it. There is an amazing oversized playhouse which could be used as a home office, or perfect for the children to play in with a den area accessed by a ladder and the added benefit of a sauna. There is also a great little annexe to one side of the carport with well fitted kitchen and shower room and a spiral stairs to the large first floor bedroom.

The property is set back away from the road at the end of a short no through road. Double electric gates lead into a substantial gravelled driveway with large double carport.

Ideally located within a short walk from the town centre with a good range of high street shops and cafes/restaurants as well as the well-known Clarks Village Outlet centre being close by. There is a modern health centre with a doctor’s surgery, a dentist and many other health facilities. It has good access to the M5 and is at the centre of a network of small towns and the city of Wells.

Street is well positioned for easy access to the many excellent schools including Millfield Senior School (walking distance) and within a short drive of Crispin School as well as the highly regarded Strode Sixth Form College being within walking distance, as well as several good primary schools.

There are two swimming pools in Street, one to be found at the Sports Centre and the hugely popular outdoor Lido on the High Street with its lovely grassy areas for picnics. The Strode Theatre offers excellent live performances as well as films and exhibitions.

The nearby town of Glastonbury is steeped in history going back to the legends of King Arthur. There was a Celtic monastery here in 500AD, which during the next 1000 years evolved into one of England’s wealthiest and influential Abbeys. The magnificent Glastonbury Abbey ruins and the famous Glastonbury Tor attract tourists to the town and so although small, it is a thriving town and it is well served by markets and a huge range of festivities. It is one of the few towns that has managed to shun many of the main chain stores whilst still providing all the necessary shops, restaurants, cafes, doctors, pharmacies, dentists, a wealth of clubs and sporting facilities and supermarkets.

Nearby is Somerton, an old market town and one of the original capitals of Wessex and Wells the smallest City in England is only 10 miles away.

There are many Festivals throughout the area including many topics Literary, Music, Comedy and Food.

Mains gas, electric, water and drainage. Gas central heating. The ground floor has underfloor heating.
