Property Summary

Dating from 1846 this delightful and historic Grade II Listed Lodge lies in the idyllic, rural village of Mappowder. This charming property is ideal for a buyer looking to get far from the madding crowd.

Full of character and history, Newleaze Lodge was once the home of the novelist and short story author, Theodore Francis Powys, whose works dealt with the hardships of rural life. His final resting place is the neighbouring Church of St Peter and St Paul.

A door from the porch opens into the reception room with its high ceiling, large central stone fireplace and wood burning stove. Stone mullioned leaded windows to the front fill the room with natural light. From here the two double bedrooms and bathroom can be accessed. A door also opens into the kitchen with windows overlooking the rear garden and a door into the workshop/toolshed giving access to the garden.

The Gardens: The pretty walled garden is very private and mainly laid to lawn with a variety of trees and shrubs and a parking space. To the side of the drive there is also further lawned area and large wood store.

Situation: Newleaze Lodge is located in the village of Mappowder which has a parish church of St Peter and St Paul. Set amidst rolling pasture interspersed with woodland on the southern edge of the Blackmore Vale there are far reaching views to Bulbarrow Hill and the Dorsetshire Gap. This natural break in the hills was a former medieval crossroads and an important four-way junction for ancient travellers and now a peaceful spot for ramblers and nature lovers alike to reflect on days gone by.

The nearby towns of Dorchester, Sherborne and Sturminster Newton have a wide range of shopping. cultural and recreational facilities including Waitrose supermarket in Dorchester and Sherborne. A wider variety of amenities are available at the larger regional centre of Yeovil.

There are excellent communications nearby including the A30 at Bere Regis, A303 at Wincanton and mainline railway stations at Dorchester and Sherborne services to Waterloo. There are also independent schools nearby including Sherborne Boys and Girls schools and state schools including Thomas Hardy at Dorchester and The Gryphon at Sherborne.
