Property Summary

An attractive modern house that has weathered to look like a period cottage, but has all the benefits of a well designed modern house. 4 The Pound Court is situated in the heart of this very sought after village in a tiny cluster of several houses around a courtyard off a quite lane.

One of the best features of this property is the light filled green oak garden room that the previous owner added. In addition this property is set up to be either a four bedroom house or three bedroom with family bathroom and generous master suite comprised of double bedroom, dressing room and ensuite bathroom.

The flow of this property has been very well considered and it is therefore great for a large family or people who like to entertain. The kitchen is open plan to the dining area which in turn leads to both the fabulous garden room and good size sitting room with wood burner.

As to be expected with a modern house, there is double glazing, a fitted kitchen and modern bathrooms. In addition there is a useful light filled study room and a small utility which leads to the integral garage which is linked to the neighbouring garage (please note this will not fit a large car).

This property is set in a quiet location behind a stone wall in the far corner of the small group of houses. The front garden has an area for parking plus lawn and shrubs. It feels a very sheltered area tucked behind the wall and it continue around the side of the house to a large area of lawn, mature trees and shrubs which wrap around the garden room and study. IMPORTANT, part of the garden is owned by the estate but let to the owners of 4 Pound Court on a peppercorn rent of £1/year

Dinder is a very desirable village and houses do not often change hands here. It is particularly pretty and it's proximity to Wells adds to the premium of living in this village.

Dinder is just a few minutes drive from Wells, which is the smallest Cathedral city in England, and offers all the usual amenities that you would expect in a small town including banks, doctors surgeries, dentists and a selection of primary schools and the excellent Blue School and Wells Cathedral school. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops and restaurants and pubs as well as a twice weekly market and a choice of supermarkets including Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).

The Wells festivals are increasing in popularity each year with the Literary Festival now taking place over two weeks and attracting big names in the literary world, the very well attended Food Festival and many regular Arts festivals. With both the Cathedral School and the Cathedral itself there are endless opportunities for musical concerts, plus there are regular shows and comedy nights in the Little Theatre.

Mains electricity, gas, water and private drainage.

Leave Wells on the B3139 by the Fountain Inn. Pass through Dulcote and then at the junction with the A371 turn left. Continue for about half a mile then turn left into Dinder. Take the second turning on the right then the first right into the cul de sac where 4 The Pound Court will be found.
