Property Summary

This pretty stone cottage presents a fabulous opportunity for someone to update and potentially extend to make a beautiful and spacious home in the heart of a popular rural village near Bruton.

Dolphin Cottage rooms are very generous and full of light, all looking out to a south facing pretty garden. There is currently a conservatory outside the kitchen, providing the perfect opportunity to extend into its footprint (with the appropriate planning consents) to create a wonderful kitchen/living/dining space. The day-to-day entrance to the cottage is currently through the conservatory into the kitchen - a big kitchen with fitted units, a breakfast bar and still plenty of room for a dining table. There is a walk-in larder, and a chimney, offering potential for a wood burning stove.  From the kitchen, a spacious hall provides room for an office, and leads through to a separate dining room with a stone fireplace, and then to a very spacious sitting room, double aspect, with a wide fireplace and a wood burning stove. The front door opens into here.  Upstairs, a light and airy landing leads to three generous double bedrooms, a good size single bedroom and a family bathroom.  The bedrooms are all sunny and light and the three doubles all have pretty outlooks over the garden to the village and countryside beyond.

Throughout the cottage, the thick stone walls offer lovely deep windowsills, chimney breasts and recesses, and big fireplaces and exposed beams underpin the eponymous cottage interior.

A gravel driveway to the side provides parking for several cars and leads up to a single garage.  By the cottage there are stone potting sheds (with plumbing), a paved area and a greenhouse.  The pretty garden faces south east and gets the sunshine all day long.  A lovely wide lawn is surrounded with borders and beds packed with cottage flowers, an ancient apple tree and a fish pond.

Along the rear of the cottage is a driveway belonging to a neighbouring property.   There is an easement granting access to Dolphin Cottage for maintenance.

Stoney Stratton is close to the village of Evercreech, a busy little village, well serviced with a local store, post office, pharmacy, bakery, art gallery and an active village hall which hosts numerous monthly events. It is only a ten-minute drive to the fashionable town of Bruton, a popular town in the heart of the Somerset countryside. The town has several well-known restaurants, pubs and bars including At the Chapel and The Roth Bar at the world-renowned Hauser & Wirth Gallery. An exciting addition to the high street is the restaurant Osip, recently opened and run by a Michelin starred chef. The town also has a doctors’ surgery, pharmacy, vet, library, post office, several mini supermarkets, fuel station and numerous independent shops. Bruton is only a 5 minute drive from the very pretty town of Castle Cary, which has a mainline railway station and the new hotel and restaurant The Newt ( The small market town lies in the heart of the Somerset countryside. It has many independent businesses including shops, boutiques and galleries and, at the weekly Tuesday market, local producers gather to sell their wares including organic vegetables, artisan bread, cheese, meats and fish. Other amenities include nursery, primary and secondary schools, health centre, dental practice, library, post office, grocery stores, butcher, newsagent, chemist, pubs, restaurants and tea shops.
