Property Summary

Manor Farm Barn is an attractive stone barn conversion with a distinct Mediterranean feel. Two enormous, double height arched windows fill the rooms with natural light.  Whitewashed beams and stone floors provide the perfect foil for the current owner’s collection of stylish furniture and furnishings, which could be available for sale by separate negotiation. The light and capacious rooms offer flexibility of purpose, with fabulous entertaining spaces and capacity for family life.  Staircases at either end of the house give the option of separate guest accommodation upstairs.

A stunning vaulted entrance hall, with a gallery, showcases the ancient timbers of the barn roof, and a double-sided fireplace with a wood burning stove is open to the hall and the sitting room.  Flagstones with underfloor heating flow throughout. Tall arched double doors on either side of the hall lead off to the reception rooms.  On one side, an exceptional size sitting room, dual aspect, with wide barn windows overlooking the front lawn, built-in cupboards and bookshelves and the double sided wood burning stove; and a library/snug - a strikingly attractive space, with shards of light entering through arrow-slit windows.  To the back of the hall is a generous utility room and downstairs loo. On the other side, a large open kitchen/living/dining space, dual aspect and very light.  The kitchen end is fitted, with cabinetry in duck egg blue, black granite tops, a central island and a range cooker.  There is copious space for a large dining table, as well as a cosy seating area by a fireplace with a wood burning stove.  Off the kitchen is a separate dining room with French doors opening out to a verandah, and a study.

The two staircases are at the back of the house on either side.  One leads up to a light and airy landing, three bedrooms and a family bathroom.  This area can be closed off to provide private accommodation for guests or left open to flow through.  A galleried landing links the two sides, with a stunning view over the entrance hall below.  On the other side, a pretty landing leads to bedroom four and the master suite - an exceptional size bedroom, extremely light with the wide arched window overlooking the front lawn, a very spacious en-suite bathroom and a walk-in wardrobe.

The barn is attached at the south west corner; however this is not obvious from the house or garden and so it has the feel of a detached property.

To the front of the property, a spacious gravel drive provides parking for several cars.  A wide lawn is bordered by mature shrubs and trees, including an abundant Yew hedge, olive trees and an ancient Bramley apple tree. Tucked in the corner is a light and sunny garden studio, with a loo and a kitchen sink, which would make a perfect office, workroom or hideaway.  A large garage and adjoining car port provide ample outside storage space and there is also a wood store.  Iron gates in a high wall to the side of the house open through to the rear garden where the Mediterranean feel continues - a south facing gravel courtyard, very secluded, enclosed by trees and shrubs, with pots, seating areas and an ornamental pond.  An oak framed verandah provides the perfect setting for al fresco suppers.

Norton Ferris is an ancient hamlet between Stourhead House and Gardens (National Trust) and Longleat House and Safari Park.  It is close to Maiden Bradley, cherished family home to the Dukes of Somerset for over 300 years. Gillingham, Frome, Bruton and Warminster are nearby, and the Roman City of Bath is about 45 minutes away. Maiden Bradley has a lively community shop, a post office, a recreation ground, a village hall hosting many functions and societies and a pub - the Somerset Arms. There are railway stations at Gillingham (serving London Waterloo) and Westbury (serving London Paddington). Frome offers great farmers’ markets as well as the usual supermarkets including Sainsbury's and a wealth of smaller boutiques. Waitrose in historic Warminster is about 7 miles away.

There are excellent local primary schools in the neighbouring villages of Horningsham and Mere. Warminster independent school is nearby and slightly further away are Dauntsey's, King's Bruton and Bruton School for Girls, and All Hallows prep school.
