Property Summary

10 Berkeley Gardens is an immaculate three bedroom home, with a pretty garden, tucked away in a tiny no-through-road just a short walk from Bruton high street with its fashionable shops and restaurants.
The front door opens into a practical entrance lobby with room for coats and storage, and then into a light and spacious living room. Wide windows to the front bring in lots of natural light and look out to a lovely vista of trees, and there is a fireplace with a gas coal fire for cosy evenings. An archway leads to a downstairs loo, a large storage cupboard, and through to a kitchen-diner at the back of the house. Sunny and light, with a wide bay window and French doors out to a pretty, south facing garden. The kitchen is fitted with modern units in a light wood finish with dark worktops, integrated dishwasher and washing machine and Neff ovens and hob. There is plenty of room for a large dining table by the French doors.
Upstairs there are three bedrooms. All of them have lovely outlooks and built-in wardrobe space. The family bathroom is modern with a waterfall shower over the bath and a bidet.

Outside

At the back of the house is a pretty south facing courtyard garden, where a central lawn is bordered by shrubs, roses, cottage garden plants and pots. A terrace by the French doors is the perfect spot to sit and have morning coffee. There is a gate in the corner leading out to a pathway along to the garages.
The property benefits from a garage and one allocated parking space.

Situation

From Berkeley Gardens, a few minutes’ walk through the park takes you to Bruton high street. Bruton is a fashionable and popular town in the heart of the Somerset countryside. The town has several well-known restaurants, pubs and bars including At the Chapel and The Roth Bar at the world-renowned Hauser & Wirth Gallery. An exciting addition to the high street is the restaurant Osip, recently opened and run by a Michelin starred chef. The town also has a doctors’ surgery, pharmacy, vet, library, post office, several mini supermarkets, fuel station and numerous independent shops. Bruton is only a 5 minute drive from the very pretty town of Castle Cary, which has a mainline railway station and the new hotel and restaurant The Newt (https://thenewtinsomerset.com/). The small market town lies in the heart of the Somerset countryside. It has many independent businesses including shops, boutiques and galleries and, at the weekly Tuesday market, local producers gather to sell their wares including organic vegetables, artisan bread, cheese, meats and fish. New restaurants have recently opened as well as a wonderful delicatessen, butcher and independent wine shop.

Other amenities include nursery, primary and secondary schools, health centre, dental practice, library, post office, grocery stores, butcher, newsagent, chemist, pubs, restaurants and tea shops. Large supermarkets are located in Wincanton and Shepton Mallet which are both a short drive away. Gillingham (approx 20 mins away) has a Waitrose, as does Sherborne (30 mins away).
For further shopping and recreational activities, Bath, Bristol, Wells and Yeovil are all within about an hour’s drive. The A303 (6 miles) provides a direct route to London via the M3 and there is a mainline rail service from Bruton/Castle Cary to London Paddington (approx 2 hours) and also the new train to Waterloo (Bruton). Airports in Bristol and Exeter offer connections within the UK, Europe and beyond.

Schools

There are excellent local independent schools within walking distance - King’s School Bruton and Bruton School for Girls, also the state boarding school - Sexey's, which has received the highest performing 6th form award in Somerset. Bruton has its own primary school and, in close proximity, are Millfield, Hazlegrove and All Hallows prep schools.
