Property Summary

The name of this property really does speak for itself. Pleasant Spot Farmhouse in an idyllic rural position wrapped in two and half acres of its own gardens and land close to the thriving village of Charlton Adam in south Somerset. The house is built of blue lias and the original back part of the property dates from the 1820’s with a later addition in the 1920’s followed in 2011 by the addition of a wonderful extension that provides a self contained annexe and above on the first floor the master bedroom. The annexe can be incorporated as part of the house or separated for rentals or friends and family to visit. This is a relaxed and welcoming family home where children can safely roam free, have amazing adventures experiencing nature at first hand before kicking their wellies off to come inside. The annexe is light filled and in a contemporary style comprising a spacious kitchen breakfast room with double doors out into the garden. The triple aspect sitting room leads off this open plan space with views towards the charming walled garden at the front. There is a double bedroom with en-suite shower room.

The original front entrance to the house opens into a an elegant beamed sitting room with wood burning stove and original shuttered window to the front. This is a perfect room for cosy winter evenings and is perfectly placed next to the open plan dining room and kitchen which runs from the front to the rear of the house. Wide oak floor boards and an eclectic mix of fitted and free standing cupboards and dressers combined with a vintage cream Aga create a relaxed and homely lived in feel. Leading off the kitchen a functional and spacious utility room can be found with downstairs loo and door out onto the rear courtyard – a perfect spot to let washing dry. From here there is a door to close off the annexe if required. Off the dining area is a large boot room with doors out to the raised vegetable beds and side garden where there is a magnificent Walnut tree. This room faces west and so is a perfect spot to watch the sun set.

On the first floor landing the stone of the original back wall of the house is exposed and whitewashed, the family bathroom has a claw foot bath and wooden floor. The landing splits into an upper and lower area. On the upper landing there are two well proportioned double bedrooms, one with an en-suite loo and a single bedroom which would work well as a study or hobby room too. These rooms over look the south facing front garden. Off the lower landing a through room which would make an idea playroom connects the original house with the contemporary extension. Here the beautiful master suite is light and spacious with an en-suite shower room, built in wardrobe area and double doors out onto a balcony overlooking the gardens and paddock. Adjacent to the master suite is a further double bedroom which is double aspect featuring an inset sink.

This home is perfect for outdoor living and has a wealth of different areas enclosing the house for children to safely enjoy the outdoors. At the entrance to the property there is a double garage adjacent to the pretty walled and south facing front garden. Much of the garden is laid to lawn and pathways have been mown through the grass at the rear to allow access to the paddock. Deer are regulars here and the paddock would be perfect for a pony or to graze a small flock of sheep. There is an established orchard planted with Apples, Pears, Plums and Cherries. You can start in the front garden, head round the side of the house past the vegetable beds and through a gate into the courtyard where there is a useful place to store logs and house a rabbit hutch, this area abuts the next door house (see aerial photo). On through the courtyard to the east side of the house is the main garden area and paddock beyond.Viewing is highly recommended to appreciate the wonderful feel of this house and its surroundings.
